We will issue “store credit” on any lead that contains false or incomplete contact information from leads that were automatically routed to you.  All requests for Credit must be returned through the dispute page on the National Lead Service website. All lead credit dispositions are final. We guarantee the lead to have a valid name, one valid contact phone number from a customer who submitted a request for more information on the lead type.  On Mortgage leads we also guarantee that the property type is not a mobile or manufactured home, commercial property, or raw land.  We do not guarantee that their home value, requested loan amount, credit quality, or interest rate is exactly correct as these are estimates entered by the consumer when completing the application. On Debt leads, we do not guarantee the unsecured debt the consumer states falls within your parameters, but we do allow them to choose any amount and try and educate them at the time of submission.  The consumer stating they “Changed their mind” and is no interested any longer in receiving more  information s not a valid reason for a dispute. We recommend contacting the customer as soon as you get the lead so you can be the first to earn their business. Q. Do your leads fall under the Safe Harbor provision of the National Do Not Call Registry?
A. National Lead Service takes all legal compliance seriously and we do what we can to help our clients comply with the Do-Not Call regulations.

Please be aware however, that compliance with the National Do-Not-Call Registry rules (64 Fed. Reg. 66124-66126) is the direct responsibility of the telemarketer or seller of the goods or service.  Under the law therefore, your business as the seller of the goods or services is directly responsible to comply with the law and National Lead Service does not assume the burden as a service provider and we cannot guarantee (indemnify) your company will not receive or be held accountable for such claims after you receive the lead from us.  We do however employ significant measures prior to sending a lead to you to assist you in avoiding liability under the DNC and other privacy laws.  These measures include manual and electronic data verification measures.

By their very nature, a written (Internet) inquiry regarding goods or services exempts the response to that inquiry from a violation of the DNC laws as the customer has granted permission to call and established a business relationship. This relationship is, under the DNC “Safe Harbor” rules valid for 90 days. To ensure compliance with these rules, each lead received by us whether directly through our www.equotegrabber.com website or through an affiliate, is subjected to a quality control protocols that includes recording the date, time and computer IP address to evidence when and on what system the consumer submitted the request. We further employ system tools for scrubbing contact phone number and e-mail address against our internal DNC list. Since the granting of permission to be contacted by telephone is a carved out exception to liability under the DNC rules, we do not pre-scrub leads as we receive them against the National Do-Not-Call list as this would eliminate otherwise exempted, good leads in which the customer has requested to be contacted. If requested, the date, timestamp and IP address information is available to assist you in responding to a complaint.

As indicated, the national DNC safe harbor exemptions apply to permission granted to the calling party. Since at the point of submission we do not know with certainty who will be receiving the lead, at the recommendation of the FTC, we disclose specifically to the customer the maximum calls they can expect to receive from us and the fact that they will be called even though they are on a DNC list.  We take it one step further by making available online at the time of their submission of the request, the list of potential lenders who might receive their data.  This list contains all of our active brokers who were matched with the consumer and is updated on a real time basis.  To see this feature for yourself, we invite you to visit our consumer website www.equotegrabber.com to look at our Loan Request Form to view the permission language located just above the “Submit” radio button. Within milliseconds of the consumer submitting this request it is scrubbed against our internal DNC information.  If a consumer’s home number appears on the DNC, the consumer is shown a new window on our website reminding them their number appears on our DNC registry and they are asked if they wish to waive the restriction and be contacted. Those that do not are not permitted to submit the request.

Despite best efforts however challenges may still arise. Often time we find a consumer claiming a “DNC violation” has simply forgotten about the permissive contact request or did not realize a spouse or family member made such request. Another common situation is for consumers to list their home phone number as their business phone.  Since business phone numbers are exempt from the DNC rule, consumers often do not realize they inadvertently removed themselves from protection under the law by doing so.  Regardless of the actual circumstances, our policy is to be very responsive to the claim and assist our Broker clients in resolving the customer’s concerns.  We also record all DNC requests into our database within 24 hours of receipt to prevent any future lead dissemination for that consumer.  Because we operate within safe harbor guidelines, we do not accept a return of a lead simply because the consumer appears on a DNC registry. This policy has served us well in the past and we continue to employ it going forward.  Because of our understanding and robust compliance procedures with the DNC Registry, we have never been subject to any FTC fines for DNC related offenses.

Even with all of these measures, you, the calling broker are responsible to comply with the DNC rules.  Generally it is your responsibility to have a written DNC policy in place and available for delivery to a consumer who asks for it.  You must regularly train your staff about the DNC rules and the company policy.  You must have an enabled Caller ID with your phone number and if possible your company name so consumers with caller Id can identify the call.  If the consumer demands not to be called again, you must place them on an internal DNC list that will prevent them from being called again.  We also recommend that you subscribe to the National and State DNC registry so you may at your option check any prospect phone number for DNC registration should you choose to. If the customer makes a demand not to be called at any time, it supersedes any prior authorization or permission given and the safe harbor exemption no linger applies.  In our experience it is a broker’s failure to implement such policies and procedures that causes liability to be imposed.  With such policies and procedures it is unlikely the FTC or a private action will result in a fine based upon a single initial contact.

This was designed to help you in understanding our dedication to promoting consumer privacy but in no way is to be construed as legal advice.  We work very hard to update our systems to ensure we employ top-of-the-industry standards to prevent unwanted contacts by our broker clients to consumers.  The process is ongoing and will only improve over time. We are proud of our track record in promoting compliance with all current privacy laws and to date have not had any formal complaints or lawsuits from law enforcement agencies or consumers levied against us.

How do we generate our Mortgage leads?

We utilize a variety of online marketing sources and campaigns that include banner advertising, consumer newsletters, relationship marketing, direct marketing, contextual marketing, and direct mail campaigns to our consumer website www.equotegrabber.com. All internet Mortgage lead campaigns are 100% compliant with all state and federal laws, including the CAN-SPAM act of 2003 and the “real time” mortgage leads we sell fall within the safe harbor provisions of the FTC's National Do Not Call registry.

We provide Mortgage leads in the following states:

Alabama, Alaska, Arizona Mortgage Leads, Arkansas, California Mortgage Leads, Colorado, Connecticut, Delaware, District of Columbia, Florida Mortgage Leads, Georgia, Hawaii, Idaho, Illinois Mortgage Leads, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nebraska, Nevada, New Hampshire, New Jersey Mortgage Leads, New York Mortgage Leads, North Carolina, North Dakota, Ohio Mortgage Leads, Oklahoma, Oregon, Pennsylvania Mortgage Leads, Rhode Island, South Carolina, South Dakota, Tennessee, Texas Mortgage Leads, Utah, Vermont, Virginia, Washington Mortgage Leads, West Virginia, Wisconsin, Wyoming

Be successful with our Mortgage leads:

Working any type of mortgage lead is very competitive and most consumers do not understand many of the nuances associated with mortgage loans. To ensure your success working our mortgage leads, it is important that you not only use multiple means to communicate with the mortgage consumer like email and telephone, but also consider sending direct mail to them as well. Work these Mortgage leads for weeks, not days to maximize your contact rate as many Loan Officers give up after just a few days and your persistence will pay dividends. Be sure your value proposition is unique and sets you apart from the other lenders that are calling. After all, you have to earn this customer's business and you need to sell yourself and the benefits of using your company rather than just selling rate. They are also buying into YOU, not just the mortgage loan!

The 100 Mortgage Lead Waterfall: What can you expect?

Your goal when purchasing every 100 mortgage leads is to interact with those “targeted” customers who are most likely to transact with you. Although you want to continually follow up with every mortgage lead you purchase, your priority on a daily basis is to put another loan in the pipeline. As such, you want to focus your efforts on those mortgage leads that are most likely to provide you an immediate return.

Out of our 100 mortgage leads you should expect:
50%-60% to result in a personal contact by you. (50% contact rate) This ratio can be increased if you re-work the mortgage leads until 90 days from the time of purchase and if you add them to your direct mail campaigns. Also use e-mail to initially contact and follow up with each mortgage lead, as Internet users like to communicate by e-mail. It is important to recognize the fact that people are all in varying stages of the buying process. Some of these consumers are in the early stage of information gathering and have a new mortgage loan on their “to do” list, but still have other family and work related priorities in front of getting a new mortgage loan done. Others may have talked to an LO who got to them first, and rightly or not realized they cannot accomplish their goals and will not be receptive to further calls in the short term. If you work these mortgage leads with intensity and dedication however, you will realize a huge return on your investment.

Of the 50% who you make contact with:
50% of your mortgage lead conversations should result in an application (25 % Application rate). Given the chance to speak with the borrower you need to do a great job managing the conversation and driving it towards a customer commitment to transact with you. You first need to build trust, confidence and deliver value and benefit so the borrower recognizes it as an efficient solution to their problem and feels comfortable providing you a 1003 application. It is important to sell yourself, sell the unique value proposition you and your company offers, and qualify the customer and what they are trying to accomplish. Ask them why they are not going with the last guy who did their loan or someone else they have already spoken too. They will tell you their “hot button” and how to sell them if you ask this. Selling to Mortgage Leads is no different than any other sale..it is important to make a connection with the consumer so they want to transact with YOU!

Out of the 25% you take an application from:
Well we all know at this point a lot of things can go badly. Everything from sub 500 FICO’s, to title liens, no assets, no value, high DTI, poor follow-up on your part, or another LO coming in and low-balling your deal. You should realistically expect a 2-5% funding rate (2-5 loans) from the 25 applications you took, as these mortgage lead customers are getting multiple quotes and will fall out of the process for a variety of reasons. That being said, if you continue to email and call these leads over a long period of time, you will come across many more deals than this 2%-5% as folks will fall out of their other deal, their timing will have changed, or their need is more pressing down the road. It is important to keep working these mortgage leads for long periods of time. Throw them at your new LO’s to cut their teeth on or send them to a call center for another pass as a lot of potential loans get left undone and the rewards will go to the diligent.

Managing you Return on Investment (ROI):
By now you should realize that 95 to 97 of the leads you have purchased will not result in a mortgage loan, but that’s OK and you need to get comfortable with that fact. Of the 2-5 mortgage leads that did result in a loan, you need to multiply it by how much in revenue was generated by those loans 2-5 loans and you will quickly realize how much sense working mortgage leads makes.

For example:
You Purchased 100 leads at $25 each.
Total 100 mortgage lead Campaign Cost: $2,500
You Closed 3 loans at an average revenue of $6,500 each or $19,500 total.
You realized a cost per funded loan (CPFL) of $833 per loan
Your ROI was 780% (you made back almost 8x what you spent)

Use this calculation to plug in your actual numbers and determine your ROI from your mortgage lead campaign with National Lead Service. Even if in the worst case scenario that only one loan out of 100 mortgage leads closes with a $5,000 total revenue, you are doubling your investment. There is very little risk and if you have talent and tenacity there is no reason why you wont do much better than even our first example. Buy some mortgage leads today, and we will work with you to optimize each campaign to continually improve your ROI metrics.
